The March and April False Start
March and early April produce more scheduling mistakes than any other time of year. A warm afternoon after a cold night looks like a window. It usually is not.
The problem is the surface temperature of the paver itself โ not the air temperature. Concrete pavers hold cold much longer than the air around them. A paver that sat at 28ยฐ overnight may still read well below 50ยฐ at the surface even when the air hits 60ยฐ by early afternoon.
We have shown up to jobs in late March where the air temp was 58ยฐ and the paver surface was reading 44ยฐ. Sealer applied at that surface temperature will not cure correctly โ it stays tacky, picks up debris, and does not bond to the paver the way it should.
The rule we use: the paver surface temperature needs to hold above 50ยฐ consistently โ not just the air, not just the afternoon high, but the surface itself for the duration of the application and through the cure window.
The Real Window: Late April Through Early June
Most sealers are technically rated for application between 50ยฐ and 90ยฐ. On Long Island, the window that actually produces consistent results is narrower โ surface temperatures in the 60ยฐ to 80ยฐ range, stable overnight lows above 50ยฐ, and dry conditions before application and through the cure window.
By late April, overnight lows have stabilized enough that paver surface temperatures are holding consistently above 50ยฐ through the morning. That matters because we are not trying to seal at noon โ we are trying to seal across a full workday and have the sealer cure overnight without the surface dropping back into the danger zone.
April into May is the primary window for a reason. The pavers have dried from winter moisture. Temperatures are stable. Humidity is lower than summer. There is no risk of afternoon thunderstorms trapping the sealer before it cures, the way late summer can. Early June still works well โ by mid-June, heat starts becoming a concern on darker pavers and exposed pool decks.
The Cure Window โ What Happens After We Leave
Most homeowners think about the day of sealing. What follows matters just as much.
The sealer we use on Nassau County pavers is dry to the touch in 3 to 6 hours under good conditions โ warm temperatures, full sun, low humidity. Rain resistance follows shortly after that. Full cure and return to normal foot traffic runs 24 to 48 hours. Driveways need 72 hours before vehicle traffic.
How fast the sealer sets depends on temperature, sun, and humidity. A warm sunny day compresses that window significantly. A cool overcast day extends it. We have had rain hit a freshly sealed surface in as little as 4 hours on a hot sunny afternoon with no issues. That same rain 4 hours after sealing on a cold cloudy morning would be a problem. We read the conditions โ not the clock.
Cure Windows Vary by Sealer โ Always Check the Manufacturer
Every sealer has different dry time, rain resistance, and return-to-service windows depending on the chemistry. A single-part acrylic sealer behaves very differently from the two-part water-based urethane we use on Nassau County pavers.

Summer Sealing Requires Technique, Not Just Timing
Summer is a workable window when you know what you are doing. The challenge on Long Island is surface temperature โ not just air temperature. Dark concrete paver driveways in direct sun can read 115ยฐ to 120ยฐ on a 90ยฐ day, and sealer applied to a surface that hot will flash off before it has time to penetrate and bond correctly.
The fix is pre-wetting. Before sealer goes down on a hot surface, we wet the pavers to bring the surface temperature down to a manageable range. It is a field technique that requires experience and judgment โ too much water and you have introduced moisture, too little and the surface is still too hot. Summer jobs also start early. The first two hours of the day are the most forgiving window on a dark driveway in July โ before the surface has time to absorb heat. Homeowners who want their pavers sealed in summer can have it done right. It just takes a contractor who knows how to work in those conditions, not one who shows up at noon with a pump sprayer.
The Fall Window: Mid-September Through October
September and October are the other reliable window, and in some ways the more forgiving one. Pavers have dried from summer heat. Temperatures are dropping but have not yet hit the overnight lows that start stressing the surface temperature.
Mid-September through mid-October is the sweet spot. By late October on Long Island, overnight lows start dipping into the low 40s regularly, and surface temps in the morning can be below the safe threshold before the sun has time to warm them.
The risk in fall is the same as spring โ not the afternoon, but the overnight cure. If sealer goes on at 3pm and overnight lows drop to 38ยฐ, the cure window is compromised. We watch the 48-hour forecast, not just the application-day high.
Polymeric Sand Activation Has Its Own Temperature Window
Homeowners who are also having sand replaced โ not just sealing โ need to understand that polymeric sand activation has its own temperature requirements separate from the sealer.
Polymeric sand needs to be activated with water after compaction. That activation process does not work correctly in cold temperatures. If the sand is activated when the surface is too cold, the binding agents do not set the way they should, and the sand can remain soft or wash out in the first rain.
This is one reason we do not rush paver restoration jobs in early spring. The sanding and the sealing both have minimum temperature requirements, and the sand needs to be fully activated and dried before sealer goes over it. On a cold spring morning in Nassau County, that can push a full restoration to a two-day job even when everything is done correctly.
